The Asset Administrator will work as part of the Asset Management team which is responsible for managing the company's real estate portfolio.

Responsibilities:
Servicing of assigned asset portfolio:
4 Review new leases and lease amendments and coordinate system set-up of new tenants; manage electronic property files.
4 Process property related correspondence, notices and requests, including tenant improvement requests, easement and right-of-way requests, code violations, lien notices, tax valuation notices, property-related litigation, etc.; route same to appropriate parties (internal or external) for approval, resolution and/or handling.
4 Coordinate and monitor external property site inspections; process deferred maintenance notices resulting from external inspections and monitor completion of same.
4 Monitor property taxes.
4 Review and process insurance renewals.
4 Invoice tenants for applicable property/lease-related expenses, including legal fees, pro-rated utilities, property taxes and insurance, etc.; follow up to ensure timely payment of same.
4 Management of vacant-possessed properties, including monitoring of start and end dates of tenant operations, set up and close out of utilities, property taxes and insurance, etc., and timely payment of relevant invoices.
4 Respond to tenant inquires on assigned locations and resolve in a timely manner in accordance with management guidelines.
4 Initiate late payment calls and follow-up on collections as required
Maintain internal database containing all contract and property data.
Maintain working relationship with external portfolio servicer.


Experience:

Minimum 4 years of commercial real estate and property servicing experience.
Strong Microsoft Word and Excel skills required.
Strong communication and customer service skills.
Strong organizational and multi-tasking skills with extreme attention to detail.
Self-motivated and able to work independently and within required deadlines.
Accounting experience a plus.Estimated Salary: $20 to $28 per hour based on qualifications.
